Surface Evaluation

We begin with a full evaluation of your asphalt surface. Every driveway or parking lot is different, and understanding the condition of the pavement allows us to tailor the approach for the best outcome.

Cleaning & Preparation

Surface preparation is one of the most important parts of the process. We remove dirt, debris, and loose material to create a clean foundation. Oil spots are treated to help prevent adhesion issues.

Edge Detailing

Edges are carefully defined around curbs, pavement borders, and surrounding surfaces. This helps create a clean, professional finish and keeps the sealcoat application controlled and consistent.

Crack Filling

We apply hot rubberized filler into visible cracks to help seal them from moisture and reinforce the surface. This step is critical because sealcoating alone should not be used to hide underlying pavement issues.

Sealcoat Application

Once the surface is properly prepared, we apply the sealcoat using professional equipment. Depending on the project, brush or spray methods may be used to achieve even coverage, consistent thickness, and complete protection.

Curing Guidance

After application, curing time is essential. We guide customers through proper drying times so the coating can set correctly and deliver maximum durability before regular vehicle traffic resumes.
